Executive Bio

INNDWELL is the product of Timothy Lies, an engaging real estate investment professional and entrepreneur with over 25 years of diverse experience in development, design and investment. Tim is a leader who believes that a collaborative process combined with a disciplined financial approach is the best route for delivering superior results.

During his 10-year association with EPR Properties (NYSE:EPR), a specialty real estate investment trust (REIT), Tim led the re-positioning of a $180 million failed investment in Upstate New York into a highly performing 1700-acre destination resort that attracted over $1 billion in additional investment by long-term tenants. Tim oversaw an expert team of master planners, lawyers, developers and investment professionals who created a bold new vision for the property located in a very depressed region of the state. Their work attracted tenants who executed leases that led to new investments on the property including a $750 million resort casino, a $150 million indoor water park hotel and $100 million in public infrastructure financed by tax-exempt bonds.

In another role with EPR, Tim was charged with advising on investments in multi-plex cinemas that would best take advantage of the burgeoning market in mainland China. Several sites were underwritten throughout China that resulted in investments in four cinemas in Shanghai and surrounding areas in a joint venture with Shanghai Film Group. Also with EPR, Tim initiated and negotiated a $36 million mortgage transaction that facilitated the acquisition of the John Hancock Observation Deck in Chicago.

Along with EPR and other investors, Tim served as an equity owner and President of Domus Communities, a stand-alone student housing development company sponsored by EPR. As President, Tim directed the start-up and launch of this unique faith-based student housing initiative at public universities nationwide. Considerable sales and preliminary development work was performed at several campuses including North Carolina State University, Michigan State University and Arizona State University, where a fully-entitled 625-bed facility was awaiting construction when the initiative was suspended.

Prior to EPR, Tim spent 16 years as a Principal with the award-winning architectural design firm Gould Evans Affiliates. There, Tim headed up the firm’s financial management and human resource groups while the company grew from 30 associates in two local offices to 240 associates in ten offices nationwide. Between pursuing undergraduate and graduate degrees, Tim spent two years with the Economic Development Corporation of Kansas City and other local planning agencies.

Second only to his family, Tim’s passion in life is Italy. He and his wife, Mary, both fell in love with the country while studying there in college and continue to visit often. Since 2003, they have operated a company they formed together called Mercato, which is a direct importer of Italian antiques and artifacts. Tim and Mary are also the proud parents of three amazing adult children who share their interest in Italy, real estate, design, food, wine, and cultural experiences.

Tim holds an MBA and Bachelor of Architecture degree from the University of Kansas where he was a lecturer in the Graduate School of Architecture and also earned undergraduate degrees in Economics and Environmental Studies. To keep himself connected locally, Tim served as Director on the Board of Capital City Bank, a regional community bank in northeast Kansas, prior to its sale to Capitol Fed.
